Essential Growth Properties is a real estate investment management platform currently acquiring grocery anchored shopping centers on behalf of our platform of Funds. The focus within Essential Growth Properties is on grocery-anchored shopping centers with the following characteristics: i) assets located in highly convenient locations near the consumers’ homes, places of work, or other stable traffic drivers; ii) assets leased to primarily internet and Amazon resistant retailers; and iii) a combination of stabilized assets and undermanaged/undercapitalized/value add opportunities. This particular strategy takes advantage of the structural trends in the retail landscape and offers a tremendous opportunity for investors.

Opportunity

Property Manager

The Property Manager is responsible for the professional management of all assigned properties and personnel. The Property Manager is primarily responsible for maintaining and improving a portfolio of shopping centers, monitoring the financial performance of the properties, and building strong relationships with our tenants/vendors/community.

Responsibilities include

  • Conduct regular property inspections, and visitations with tenants to ensure effective maintenance and addressing safety measures
  • Provide prompt, professional response and follow-up through completion regarding tenant inquiries, problems, and concerns
  • Partner with Lease Administration to monitor critical dates such as rent commencements, lease expirations/renewals, and contractual rent bumps, etc
  • Coordinate move-in and move-out inspections and documentation with tenants
  • Coordinate Lender and Insurance Company required inspections
  • Obtain and track certificates of insurance for tenants and vendors
  • Review insurance renewals for shopping center insurance policies
  • Work closely with the Assistant Property Manager to collect sales data from tenants required to report
  • Update and maintain property inventory reports such as roofs, HVAC units, and parking lot.
  • Negotiate and obtain competitive maintenance/repair/replacement bids as needed
  • Maintain and update vendor contact information (obtain W9 & Insurance)
  • Coordinate tenant improvements and file notices of non-responsibility
  • Check and distribute monthly invoices to tenants and capital expenses at the properties
  • ·Review Annual CAM reconciliations prepared by Lease Administration and sign-off prior to ownership receiving for review
  • Develop and maintain ethical, professional, and courteous relationships with vendors, general contractors, engineers, architects, tenants, co-workers and ownership
  • Manage onsite vendors
  • Coordinate with marketing team, store managers and community representatives on community events and direct mailers
  • Prepare monthly management reports for all properties
  • Verify utility and maintenance bills are meeting budget expectations and investigate spikes
  • Provides oversight, approval, and coding of Accounts Payable invoices
  • Work with assigned staff accountant(s) to complete monthly reports on financial performance of properties
  • Coordinate collections of rents and work with ownership and counsel to process any evictions
  • Review and prepare annual NNN (CAM/Tax/Ins) expense reconciliations/backup
  • Other property management-related duties, as assigned

Qualifications

  • Minimum 3 years previous experience in commercial retail property management
  • Minimum 2 years hands on experience in the entire budget cycle and manual calculation of CAM reconciliations
  • Proficient in Microsoft Office, Yardi software is a plus
  • Must understand standard shopping center lease language and definitions
  • Proficient in lease abstraction, administration, and analysis
  • Ability to work independently and collaboratively
  • Ability to work well within a team environment
  • Excellent organization skills with extreme attention to detail
  • Ability to maintain a calm demeanor in emergencies
  • Must have excellent communication skills, both verbal and written
  • Must be able to drive to local properties and occasionally travel to properties out of the area
  • On occasion, perform physical inspections of the properties which may include climbing up and down ladders or accessing restrictive openings
